Why not start developing a relation ship with a commercial lender now and get that headache over with.

I though about contacting the owner directly, but I am trying to build good relationship with real estate agents, lenders and contractors, so I think I need to protect my integrity ( am I right?)

You need to cultivate relationships with several, funding the first couple of deals is the hardest by far...once you've done it the process (and the contacts) become easier.

Relationship between listing agent and seller is big unknown as well.  

If that means they toss me a couple hundred bucks and I build a new relationship because that’s fair, I’m fine with that.

I am a firm believer in that everything you do as an investor you should first and foremost make sure that you are working inside trusted relationships.
