Lets get the ball rolling

okay guys, I am looking to do my first rehab deal. Sense I have not done one before, I would like to structure a partnership on the first few fix & flips. I do not have enough capital myself nor am I comfortable enough with the construction process/managing the project to go on my own using private money... However I have wholesaled a few deals. I have a constant flow of motivated sellers calling because of my marketing. I have been a licensed agent for the past two years so I have direct access to the MLS and will be able to save us on some commissions when it comes to selling. This gave me the chance to get familiar with the buying and selling process. I'm knowledgable in the local markets, and know which neighborhoods have potential.
