I can see where it would be daunting for a new person to reach out and contact owners one off and I suspect there would be a 6 out of 10 rejection rate just based on the concept being outside of most peoples comfort zone.

I'm waiting to hear back from the County Zoning Department to gather more info on potential uses and confirm that it is SFH ready but in the meantime, I'm wondering if anyone has advice on the following: 1) Should I be concerned about the existing trailer and barn (and possible need to remove those?)

Granted, that's the nature of my occupation as a handyman, but still, it would take a LOT to get me away from her if I were still teaching, for instance.So if on top of that he's burning his income on a nice place for hisself instead of something small and tight and cheap so more money goes home to his wife and/or children, that would be a red flag for me.
