To give some context, what I'm needing done is as follows: roof repair, 3-5 floor joists replaced or "sistered", surface mold remediation, 3 bathrooms remodeled, hardwoods sanded/buffed/finished, exterior and interior paint, drywall repair, granite countertops and new appliances in kitchen, new HVAC and ductwork, branches cut away from roof, gable vent repair, insulation.

Taking each room down to the studs and replacing all finishes, electrical and plumbing, lighting, walls, paint, trim, tile, etc.Kitchen renovations (excluding separately purchased cabinets): $2,719 - Some electrical work, paint, trim, lighting, etc.If I am allowed to place all $41,740 in the 7 year bucket, as opposed to the 27.5 year bucket, then I am looking at a year 1 after tax savings of ~$6.4K, compared with ~$3.9K in the less favorable scenario.

In your case since your new just have a strong game plan and presentation to prove you know what your doing. 2 - Ensure them the process will be stress free and a smooth transition.3 - Quick and simple closing as opposed to the "nightmare" closings that traditional borrowers sometimes encounter.4 - Savings on Capital Gains5 - (In many cases they are older) I really push that the monthly payments are a nice gift to leave to their estate.

Certain factors which may indicate that there has been a valid verbal agreement to transfer ownership of property (as opposed to an agreement to transfer property by way of lease, license or similar arrangement) include:* cash, a cheque or a mortgage indicating payment for the property and a receipt given by the vendor;* at some point, a deed evidencing the transfer of ownership would be registered on title;* written memoranda of understanding between the parties or professional advisors indicating the date ownership is to be transferred which may be evidence of the existence of the verbal agreement;* an order for specific performance of the verbal agreement from a court of law.Where the parties are claiming that a verbal agreement to transfer ownership has been made, the onus is on the parties to prove that such agreement has in fact been made.
