I'm new to the site, from Kannapolis, NC (about 30 miles north of Charlotte).

It think you will do ok but I think there are areas that offer a quicker return and by rinsing and repeating you will be miles ahead rather than waiting for the project to be completed around you.

The sports team is not promised in Inglewood but I'm less than a mile from the development and the construction for the stadium development project has been going on since early this year.  

With due respect, @Shane Hetzel, you are located near Boston, why are you looking for money 1000 miles from home?

Obviously if you end up having to move 50+ miles for work or some health/family situation there are exceptions, just don't plan on refinancing then moving out the next week.

There also both one street away from each other and my sister and brother live less than 2 miles away.

This will make it easier for you to go make offers and scout the leads you get plus it's nice to have rentals only a few miles from your house so you can go look at them whenever you want. 

We opted for a SFR in Lynnwood, which is just 19 miles north of Seattle :) Good schools, good shopping, and just nicer homes in general.
