Their guidelines and rules complaining about those is like complaining about the rain.

Some courts may be closed but many places allow filing evictions online which is what I would do after having a conversation with the tenant (via letter) indicating that there are no free rides during the covid event and if they don't make arrangements to pay, they'll be evicted and a judgement will be sought in court which will follow them forever until they pay it. 

Unfortunately the rain came before I got to that, and my friends wanted to move in before Christmas, so residing got delayed.

We have been watching it over the last couple months...the rain is a real downer and a definite concern for us being from CA.

And in some states possibility a judgement against them for a deficiency. 

So if you have someone whose judgement you very much value, you can bring them along and pay them what you guys agree on for the hour or two it takes.

Maybe ask if they've had a broker opinion of value done on their property as they may be anchoring their judgement against this number which may or may not be valid if they had it done six months ago before treasuries rose

One of my issues is the ability to report the debtor to the three credit bureaus without a judgement.  

If it's a decent buy-and-hold opportunity (8-12% cash-on-cash), I'll run both a flip and a buy-and-hold analysis and just make a judgement call.
