I have spent my fair share of time in court, and I did stay in a holiday in express once. :)

Agree with Kyle. you've given notice of the changes, and unless you have a new contract, either party can give notice to vacate at any time.I would also want to tie them in so they don't vacate at thanksgiving and leave you vacant for the holidays.

Then with summer options seeming more plentiful and again the demand driver cities, I can see getting about 80-90 days occupancy better (between winter long weekends maybe a couple of holiday weeks, and 4-6 summer peak weekly rentals). 

December is particularly attractive as a holiday-heavy month.Moderate Season: September to OctoberFall travel; you catch the end of the Summer season, the last hoorah's, then the preparation for ski season.

And if they are looking to leave, how concerned should I be that it's only 4 months away from the holidays when its harder to find tenants?
