The March 2017 Central Texas Housing Market Report is out from the Austin Board of REALTORS®:In March 2017, single-family home sales in the Austin-Round Rock MSA declined 1.4 percent year-over-year to 2,509 home sales.

Here in the desert, lots of flippers just throw rock in the front yard and leave the backyard a hot mess whether it be dirt or dead grass and patches of dirt.

It's run by agent Adrienne Laosa, who does a fabulous job.I also own and operate SellYourHouse.biz which flips SFRs and duplexes in Austin, Round Rock (and Dallas).

Not sure if round rock is cheaper.Just my personal experience.

JEROME - I have been in real estate for 13 years and never heard of CCR (except the rock band from the 60's).  :-)  If you mean CC&R's - that is Covenants, Conditions and Restrictions (HOA rules). 

Not trying to be a downer but don't want you to jump in and be caught between rock and hard place

I could consider north closer to Pflugerville or Round Rock only if it's well worth it.

Given that range, I have been researching the zip codes on the outskirts of Austin - Round Rock, Manor, Kyle/Buda). 

Win the tenants over....attend to any deferred maintenance and don't rock their world too much.
