Difference between ROI and CCR

Hey BP fam, I'm fairly new to this Real Estate Investing game and came across ROI and CCR in my reading. What is the difference between the two? Also, when would I use one over the other? Or should I use both when analyzing property? What I am thinking: ROI is the total return made from your out-of-pocket investment that factors in appreciation, loan pay down, taxes, whereas CCR only factors in cash flow. (please correct me if I'm wrong). Thanks.
