That is more important that buying cheap and having worse investments you hold or end up having to offload at a loss.  

I did it, and probably increase the value of my holding 2.5x, or even 3x, but it was a long 7 year process and at times very touch and go. 

(if you study the financials you can try to pull that out)Lesson Learned - The sponsor holding period if too long after initial funding (wire) can really skew Year 1 returns as you can see in my chart.

who gets the ownership of the property....is it us right away or does the seller hold ownership until we pay the entire house off?

If you go the assistance route there will be more inspections to qualify and the tenants will need to honor the HAP contract - but there is almost always more hand-holding involved.
