I have found that in many cases being fair with people has worked to my advantage however when you come across the the occasional professional dead beat, they tend to know the law better than you do so make sure your lease is written with adequate protection based on your states requirements.

Look at county records and see who the owner is.....I’ve never “an investor” put a house on auction.com, just reo’s and the occasional short sale (usually from Nationstar).You do Not have a contract yet.

I'll get lucky on the MLS every once in a while (my last house had 18 bids or so, but I learned a few tricks from losing previous bids that worked this time), and occasionally I'll get off market opportunities through my property manager or other contacts that I've made over time.While it takes longer to find a place, the upside is it allows me to build up my reserves to have more options when something does come along.
