He or she should be running an independent evaluation to protect the two of you. 

My advice - and others may differ here - would be to wait and see over the next 3 months and then depending on where the market is, either buy then or (if things still look bad), hold for another 3 months and re-evaluate (then rinse and repeat until things look stabilized).

Tenant would show proof of hardship, landlord gets paid by govt, mortgages and all other bills gets paid up, etc.And if you already had an eviction in progress, can actually get it done.Any reason why govt hasn't done something like this?

I am giving it a year and then going to evaluate.

Ask them how they evaluate a property, what forms do they use, how long have they been working with investors, and what investments do they have?

If not, you will want to evaluate them the same way you did for the current tenant.

In my experience the best realtors that I’ve had were honest, responded to my questions in less than a day, helped evaluate a deal, would take pictures or videos of specific properties, etc.
