How do you screen prospects?

If you are planning on doing a paint, carpet, etc. then you likely will not have the photography ready for it but you could always work out arrangement with current tenant to allow a few walkthroughs of the property for really strong prospects. 

It was far beyond what I have experienced as a "normal" range of proprietary safeguards between prospective note buyers and sellers.

I don't want to just install a sump pump because it would be running out of the dining room and would deter any buyers at anywhere near a $140k price. 

When the prospective tenant orders a background check and credit report, does Cozy send a copy to you or does the tenant forward you  the report?

Becoming an agent is a great idea & it may open you up to partnering with another agent or prospective flipper...One of our nieces did exactly that, graduated Eng Robotics but decided to get into REI, rentals & flipping.
