I still get a pretty decent flow of folks moving each spring/fall but because many of them are moving outside of the areas I worked specifically, I'm having to refer them based on my broker "sourcing" new referrals to people I've never met.

Lucy,I would suggest that you go into a Realtor Broker office (preferrably a big one that has a lot of signs around where you live) and ask to talk with the Broker or a Manager directly.

that is a great idea to try to sell to a company directly. however, if you take that route, you will get a much higher price if a broker shops it to all the companies that might be interested. it is unlikely that you will get lucky and find the company that will pay the highest price for it.

Before this job I was a processor for a broker that dealt with subprime and my initial thinking was to do an 80/20 on a 2-4 family residence and have the tenants pay the mortgage and found some areas that it seems do-able.
