As that building is very ugly and is just a storage facility at present.

Hello, What are the common terms operators are giving investors when it comes to investing into purchasing existing storage facilities with the goal to upgrade, refinance and sell in 5-10 years?

They want to do storage but do not know exactly what kind.

I heard of others that have moved prior tenant's stuff into a self-storage so they can rent their unit.

So I would discuss that with your end buyer and let him decide if it's worth the risk. there's no cost in doing that so it's probably the best option for all parties involved.Option2: I would never give a seller a lump sum of cash before closing (I'll be afraid they'll blow it off the same night) but we have a corporate account at U-haul and they can pick up a truck and get storage for up to 10 days free of charge (we take it out of our assignment fee). 

If they want 5 to 6% rent growth for a blip in time they will need more multifamily, residential rentals, storage, hotels etc. 

My first thought is to update the cabinets here and flooring, and integrate the washer/dryer into the cabinets to create a true laundry room/storage area.
