Single-family residence buy & hold investment in Nibley.

Purchase price: $284,000
Cash invested: $21,000

This home is a 6 bed, 3 bath, 2700 square foot home on .27 acres in Nibley Utah. It appealed to us since we could add value by finishing the basement and adding 2 bedrooms, 1 bathroom and a family room. We lived in it a few years after we finished it and are now renting it. We especially loved that it was close to multiple parks and schools, in a nice well kept neighborhood and is centrally located to lots shopping and on the outskirts of Logan. It is a great rental.

What made you interested in investing in this type of deal?

We were looking for a home to owner occupy, add value and after a few years move out and rent. This was the perfect size, location, and price.

How did you find this deal and how did you negotiate it?

MLS with a realtor

How did you finance this deal?

Conventional financing

How did you add value to the deal?

We finished 2 additional bedrooms, a bathroom and family room. We improved the walkout basement, improved curb appeal and added a shed in the backyard for additional storage.

What was the outcome?

The value of the home has gone up in the few years we have owned it and the rental cashflow is great!

Yes I did and I have since become an agent myself! I love working in this industry.
