If you don't have to borrow the funds, it could be a baby deal if you truly don't need  to do any work to get $137k for it.

I have a lovely wife, one sweet baby boy, and one more on the way.

Of the 45k saved, I feel comfortable parting with about 10-15 (Just had a baby boy and my online businesses provide 100% of my family's income).

I am growing weary of spending upwards of 1 hr per property I'm analyzing, while maintaining a W-2 job, new marriage, and having fun with my awesome 5-month old baby boy (pic attached!)

Just because I think a crying baby on top of a night shift worker might be a bad idea doesn't mean I can automatically screen out an infant.Short answer is that at the right price it can be an effective strategy.
