Talking to woman in St. Cloud,Fl she is considering letting me wholesale her home for her. Just wanted to ask if this would be a deal honestly. She is willing to get let me have get her home under contract for 120,000. ARV is 137,500 with no repairs needed. Could someone help me. Would like to get my first deal done if deal.

I am not a wholesaler, but to me, there is no cushion in there for you. that ARV is right on the money it seems for that area, unless you have a buyer lined up that is willing to pay that price, you may not get it. you would be selling to someone looking to buy a home, not really an investor at market value.
