Hi Everyone,

I'm new to real estate investing and looking for financing information.

I've gotten in touch with my trusted mortgage broker, but wanted to reach out here and get as many second opinions as possible. Working on my master spreadsheet so that I can narrow down to a specific market and want to ensure I have the right numbers.

How much is typically needed in this market as a down payment for a SFR? Multi family rental?

Can you go the standard financing route most of the time? My credit is pristine. I have 79k in equity in my home and 45k saved in the bank. Of the 45k saved, I feel comfortable parting with about 10-15 (Just had a baby boy and my online businesses provide 100% of my family's income). Is standard financing the best route for me?

Would it make more sense to get a home equity line of credit and buying a SFR in the 80-120k range in almost cash?

I know each situation is different and unique and appreciate any insight that can be shared.
