You would need to have a ratified purchase contract into the lender and likely with a full package SS package and of course the property has to be upside down. 

I am not sure if he was ever taken to court on it, but I can assure you based on his unit count in class-C, I know his attorney is in court regularly.I haven't spent a day in law school, but as I understand contract law as explained to me by counsel, if it's in the contract and does not violate statute and is not deemed ridiculously unilateral (judge discretion), I think it stands. 

Inc File itself doesn't charge fees, but you can take their paid packages to outsource some work.

@Eric Jones if you have your Home & Auto packaged up, then it is very easy for your agent to give you an Umbrella quote.If you have different carriers for your Home, Auto and Rental, it can be a slightly longer process as you may need to find a 4th carrier to provide the Umbrella quote.Additionally, you can have the Umbrella go over all of the policies, or just the rental. 

I've even heard there are do-it-yourself packages, but I would not do that.

I bought a a very expensive Multifamily investment package and didn't get the value for the money.

He said even if I am able to meet all the guidelines, it will still be up to the underwriters discretion to approve me, and if the underwriter decides the purchase of a new property is just to acquire another investment property they'll likely deny me anyway.
