Obviously, being on the listing side of the transaction is easier as a part time agent versus showing buyers multiple houses, but it seems as if most of the buyers I work with have similar 9-5 jobs like I do, so prefer to see homes on their lunch hour or after work/weekends.

@William Haas I won't be back in town until this weekend, but I'd be interested in meeting up to discuss our ideas and see how we can help each other accomplish our goals.

Definitely go to Vegas for a huge blow out weekend. ;) I'M KIDDING!

We have a Bldg Inspector here that is ruthless, he drives around on weekends to catch people doing rehabs.

You'll be retired at 30 and they'll still be working 40 hours a week so they can aford to go to the movies over the weekend.  

If you decide to sit around playing video games half the day or partying all weekend, you might be worse off than going to college (unless you can at least pay your own bills with the RE income you do make.)It is a VERY PERSONAL choice in the end and largely depends on you. 

I live about 1.5 hr north of NYC with lots of hikers and weekenders, perhaps this might be an interesting venture.

Vacancy - Rent rate and occupancy rate go hand-in-hand - monitor REVPAR per weekday/weekend/month to really know how you're doingutilities including wifi and surveillance - ideally with remote monitoring and locked in at reasonable temps, smoking/noise/party detectors perishable supplies (paper, coffee, soaps, etc.), linens (towels, sheets, comforters - they need to be thrown out every 3-12 months), Lawn care - not just mow and blow, but garden beds tooPest control - 80/qtr furniture - it doesn't last forever.Maintenance - normal + changing light bulbs, fixing furniture, loose doorknobs, etc.Administrative software - dynamic pricing engine, guest communication system Hosting fees - this is not a passive model.

Both of us work full time and have crazy jobs that put us on planes frequently.  650 hours stolen from weekends here and there and one year in we are done! 

Me and my wife installed tiling in the kitchen and bathroom which took us a couple of weekends to do.
