They do sell a lot of "classes" and such, but they're never terribly pressuring.

They provide decent heat and are not terribly expensive to run.

If you are flipping this house, and don't fix this floor, the comment you get from buyers most often will be "the tile looks terrible."

The numbers are ok I believe 8% ROI not great, but not terribly bad. 

I had a terrible experience as a client/customer of Charles Sells and/or PIP Group, PIP West, PIP East, Platinum Investment Properties or whatever name applies.  

I have seen it happen where the bank has allowed bank ORE to go to tax sale but those banks were terribly managed and not clients of mine.

The buildings are in terrible condition and I don't know if they are even worth remodeling, maybe demo'ing is the best option. 

The past 9 months have been quite the learning experience and at the end of the day, I'm probably lucky that I had such terrible tenant right off the bat; my lease is 10X stronger, I know how to screen better, and once I have a candidate, I go over all expectations and everything else in the lease. 

Doesn't have to be a top-notch neighborhood, but would prefer if it wasn't in a terrible area.

I don't know your area, but that ARV is terrible.
