I know there is a ton of information here which I will scour to get lots of info, but my wife and I are purchasing a home to use as a short term rental/place for my mom and dad to stay a couple months out of the year.  

If we stay, our tenant pays more than half of our mortgage and we live in a much nicer apartment than we could probably rent.

I'm also trying to factor in what clientele would be interested in each property and how that would affect damages, and length of stay.

That is going to be a hard-hitting reality I am betting, just how far it does not go, given situation and especially looking at staying in the high price market. 

I will stay until 1AM or work weekends to get it done, so I can show the property faster.
