I track everything through Monarch personal stuff include because the filters work really good and it gives me a clear financial picture of all my finances as I work towards FI.

A good investor friendly lender & agent will certainly help + groups like this and local REIA groups with opportunities to meet in person or on social media and network about off market opportunities too!

However I've come across a few very good applicants who have great credit, little debt, and solid jobs. 

The units were listed separately, and I just happed to notice that they were all listed by the same person. 

Personally, I would look to buy that kind of property and house hack it - meaning you live in one unit and rent the other 3-4 units out.

In a case like this, where there are medical issues, we are all humans and if you let them out of their lease to be a good person, good for you.
