The first unit needs a little work but I think I could rent for $1000/month in general and that is what I told my friend I would rent to him at.He hasn't submitted an application because he told me he's trying pay off some overdue parking tickets and just wants to be in a better financial spot before committing.

Personally I’ve stuck with SFH to avoid tenant on tenant conflict but thsi will let you find out if “the juice is worth the squeeze: with very little risk. 1) I assume you’re getting a least a few percent off for not involving a realtor.2) I assume you feel confident with the value (maybe ask a local banker what they would lend you on the property and even lay for an appraisal.)3) this is all assuming that this is a small investment to you as I’ve described above, not most of your savings and all of your operating cushion.

Landlord tenant law has its own version of ambulance chasers that would love nothing more than to make a few bucks off of a landlord that tried to read further into a tenants life than just criminal history, verifiable income, credit score, and rental history.Logically, we would all like to be able to make decisions based on personality differences, family size, possible income drops, or whatever gut feeling we have.

If its in the city where off street parking is a huge perk and it has a legal curb cut then I would keep the garage in most cases.

That will limit the amount of time the property could be off the market IF the buyer doesn't like the inspection.Lastly, get a satisfactory amount of earnest money deposit on that contract.
