Then you are going to need an architect/engineer who will put together a plan set to process through the municipality just like if you were building new.

Just need to add a kitchenWhat should be the cost to:1) Architect to design layout2) Lawyer for city zoning variance3) Actual contractor to do the work4) Anything else I would need to spend?

Architect's plans perhaps changed only once $8000  loan costs $15000  sale commission $27000 and title/sale costs $3000 = $203000 Are there comparable sales for $456000 in same proximity?

what i'm afraid is that...this development would cost a LOT of money (which we can borrow money) but HOW CAN WE pay MONTHLY for the loan if there is NO CASHFLOW from the beginning (since we are building a new building from the beginning)....any advice on BUILDING & DEVELOPING & finding great surveyors and architects?

For example in San Diego, there is a lot of demand for additional dwelling units, and what I’m trying to do is network with architects so I can help them draft their plans.

I may not be excellent yet on spotting investing deals based on numbers however I am a licensed architect and I know site planning, zoning and building codes very very well.
