I have been a member of mine for 10 years and am now on the board and it has proved invaluable in my business.

For the past five years, I have been providing private loans to a builder for new construction projects.

On a lease but I don't try to treat our relationship as pure business.

Prior to this, I had 2 years of good tax returns from 1 stable job as well as my side business. 

VA assistants has dramatically reduced our work in the business and provided 24/7 monitoring for a fraction of the cost of local property management. 

@Jendayi Brandon  I had a tenant who would consistently push things to the edge, I actually had to write in the lease rent was due by close of business on the 5th or he would be charged a late fee.
