If I can pay a little more for appliances, recapture the expense through slightly raising rents, and get more deprecation I'm all for it.I was not able to increase rent because of SS by any means.

Unless we find and get the old owner to sign a quit claim deep they claim we cannot have a clear title because there is a 15 year period when the old owner could sue to regain possession of the house.Kansas law appears to be pretty clear, 12 months recourse period to sue and show you were not able to pay the taxes for some reason or were not notified.

Squabbling over that tiny itty bitty 6% pie, and getting 1/4 of it (half of half of one commission), isn't going to be nearly as big of a win as getting 3% or 4% of that big giant 94% pie.Now, let's suppose you weren't a FTHB.

I used a local program where I was given some cash at closing by the county and they put a second lien on the house for 8 years, so I'm not able to refinance to pull equity out of the house to buy more property.

To take this further, cross over into the IRR, and you will quickly realize that unless you can force appreciation, in real terms you won't be too happy.Without knowing specifics, and guessing on everything, I'd say that $30,000 of NOI, if you are not able to force appreciation while having to spend $50,000+ on the building is not worth more than $250,000.
