SA is a lot more diverse than folks give it credit for and the diversity is in pretty solid core industries that I think are pretty safe.  

@Adrian Chu makes some good points.Let me add that the extra full bath can help you if you're looking to market to folks that want a roommate.Having one bath for every bedroom opens up many creative options.And, as a side note, pay close attention to the HOA's reserve study to make sure it's well funded.

-after checking the rent comps in my neighborhood, I know we're going to run cash negative but should we be willing to take a small hit for the potential savings by moving in with the folks?

Hi Folks, I've never done any deals in North Little Rock Arkansas but I've got someone that wants to sell me their house for $10,000.  

My suggestion would be to read and absorb as much info as you can through here (there are so many folks with tons of different knowledge to offer) and don't be shy to start hitting the pavement.  

You will find the folks here very friendly - in just a matter of days, I have felt the warm welcome already!
