Multifamily Deal Sourcing

Hi All,

I was wondering what out of the box ideas folks have had success with sourcing smaller apartment deals (3-8 units)? I am investing in Redwood City CA near silicone valley and our market is tight. I have been successful in the past sourcing deals on and off market, I am building my network of brokers larger each week, but I am looking to find new ways to get deals. MLS is more of an auction and off market deals a lot of times are sold at a premium. I love very distressed projects in need of a full gut renovation. Let me know what you have had success with!
