Is an email enough for listing agent to send it to seller with purchase price, estimated closing date, and terms . if the email is your option can you gave me an idea of how you lay out that email.

I am having trouble locating this home style on google, when searching for photos of similar homes.I would normally call it an "L-Shaped Tri-Level" or "L-Shaped Split-Level" but if you pull up a google image search with those phrases, nothing shows an attached garage in this manner.Is there a better name for this type of layout that I am missing, specifically, with a front-attached garage as shown?

I'll try my best as a novice to lay out the numbers of both: Based on today's values, I've been told by a couple of realtors that list price would be just under $400k, with the expectation that negotiations would bring that down to a conservative estimate of $365k (which seems high to me because it's almost $100k more than I bought the house for 3 yrs ago).

It makes sense that the book would lay out the best case scenario.So with this information, I’ll modify my question for others who might answer to “How possible is it to find house hacks in the Atlanta, GA metro that significantly reduce living expenses or allow you to live close to free with the current levels of inventory/interest rates?”
