12 Unit Apartment Deal? Need advice.
Looking at a 12 unit apartment, owner is asking 288k.
There are 3 buildings, one of the 3 buildings is for laundry, hot water
heater and storage. Court yard layout with units facing inward towards
court yard. All single story.. Apartment has a stable rental history for
2008 to present. All rents are 330 per unit (1 bedroom) one is 550.
Class 3 property.
Any ideas what a good offer might be.

An observation: $330 rent is very low per unit rent, and it looks like utilities are included in the rent. I suspect this would be a challenge to manage, given it's low end nature. With this type property I'd shoot for a buying price of < 33 times monthly rent, or an offer of <$137,280.
I see about $36K in expenses and that's without vacancy or management costs. With gross income of about $50K, this looks like a loser.
