Take a look at all the colleges if you decided to go that route, and really go to each neighborhood to get a true feel of each section.Personally, I believe Brewerytown is looking poised for the next boom, it is also in North Philly but it is more south, closer to Girard Ave which is a integral part of the city.

Thanks for clearing things up with me I plan on taking good care of your property as if it were my own, not only to ensure return of my deposit but because I believe in integrity and I enjoy living in a nice quiet comfortable home setting.

Based on the damage in the backyard, I suspect this 'nice formerly-homeless man putting his life back together that just has the best integrity I've ever seen in a tenant' (as the seller claimed) has caused other damage in his move-out.
