Health department regulated, where is the storage located, I doubt you can use your home freezer in your kitchen.

My dilemma is that I havent fixed on a strategy yet and am between pushing my budget to the 250-300 area and buying something that will hopefully appreciate (which based on my perception of Birmingham macro economics isn't sustainable) vs buying something more on the 100-150 range that I can perhaps rent out later on down the line when I become more comfortable with the market and / or there is a correction and prices come down, thus allowing me to move into something larger... any insight into the local view on the Birmingham market would be appreciated.Thank you

My penultimate rehab was a super-hoarder house.The poor man's remains was removed by the health department covered in like a million dragon flies.He'd been dead for weeks.The house is one of my cleanest now and the new tenant wrote me a letter after signing the lease that she didn't  ever plan to move out.I hope she doesn't plan on dying there too...That would be too much for one landlord.

If carpet in the bedrooms and living areas wasn't the best overall, most economical choice, why would the big apartment complexes still use it. 

A proforma is a spreadsheet you build for your internal use to ensure the property is economically viable as an investment property.

Albans, all the economic indicators are showing that the city is on the right track, and coming out of it's "slump".

They were building a custom, smaller house and facing some health issues.  

But in order to get it back to restaurant ready it will require several other fixes and upgrades to meet health inspection requirements.

I have excellent health care from my day job so I really don't want to throw that money away.
