I am analyzing an empty multifamily building (around 75 units) in LA that is for sale and being delivered empty.

However I've been told that because it's only a 2 family, one of those apartments has to be delivered vacant prior to closing since the basement is not considered an apartment?

Though it was weekly.And she was rent late for 2 days, thus I delivered a "3 day notice to pay rent or quit" and recovered my rent for the first week.And tonight the common bathroom was locked from inside.

We Completely renovation the kitchens, fresh coats of paint throughout, stainless steel appliances, new toilets, lighting, Ceiling fans in every room, removing the baseboard heat and adding individual room heaters.

My current home would probably rent for about 1200-1300/month but it is pretty much rent ready all over save some fresh coats of paint and a cleaning.Now I am at the point where I am stuck on the analysis because i would be using my current residence as the rental and living at the flip.

It is freshly painted and has a cheap, floating hard floor.
