@William Ritter,  if you need a local presence for a particular reason there are some attorneys I’ve worked with there.  In general the area is served by intermediaries like us that operate nationally working with the local title companies.  With the efficiency of title companies in delivering secure electronic information, the location of your QI really isn't an issue.  1031 as federal statute is performed the same nationwide.  The only nuance for you is that PA doesn't recognize 1031 at the state level.  So your accountant will file the federal form 8824 to report your exchange on your federal tax form.  And you will still stroke a check for the PA tax. @Chris K. is not too far from you.  He may have some ideas.
