PA is one of the highest cost states I have run into to transfer title.. 

If so be very leary of the completeness of the data. 

Personally I would be most interested in buy and hold rentals (or lease options), but any type of data collection can have application for the other types of strategy in the end (exit strategy contingencies, etc.).I agree that local news is a good source, though it is generally lagging (by about a quarter in most cases). 

So I’m transferring 6 properties into LLCs simultaneously... a lawyer friend said, “to avoid any potential due-on-sale clause BS... you can actually contact each lender and notify/sign something saying I’m responsible for ABC LLC, and usually they’re ok with it.

Is there a title transfer that needs to happen at the point, including filing at the county?

Many banks use Zelle as transferring agent.

You might have to buy under a personal name and then transfer it to the LLC.

Not all  that cheap, but lots of data.
