Interested to hear from folks investing/developing  in area and whether there is room for competition.  

Sp while you sending the mailers out 6 times and getting just a fraction for the interested people every time you resend the mailers while pissing off the majority of the people that were interested you THINK you are gaining leads while in fact you are LOSING themTell me honestly.Do YOU like to be bombarded and pressured with mailers?

The market I’m in Austin TX is really competitive when it comes to Real estate, so I’m trying to get creative as possible.

Or should i look for markets were there aren't new house cause they pose as competition?

We have a couple areas growing with plenty of appreciation right now, yet as expected comes plenty of competition for those zip codes. 

I have:1 SFR1 Duplex that I house hack 1 3 Unit1 4 UnitMy market has gotten more expensive and more competitive as outsiders are discovering it.

Commercial financing rates/terms are pretty competitive right now if you absolutely insist on using an LLC or corporation.

There is quite a bit of competition for deals, but it’s probably the same as any metropolitan area.

I am developing my skills with 3D photography/tours as well as graphic design and digital marketing.Any ideas on whether I should live for free in Lake Tahoe and work as a real estate agent in a competitive/low volume market or move back down to my college town of Santa Barbara and pay rent while building a real estate career there?

Would you happen to know if fractionalized loans are legal in North Carolina?
