I have been told by numerous individuals in the know that both RVMs and SMS fall under the TCPA and are illegal unless the person receiving the RVM/SMS has given you prior consent by opting in.

By default all agents are Transaction Brokers when there is no prior notification to the parties; Because some of the duties to the public as a Transaction Broker of dealing honestly and fairly, of limited confidentiality, AND of care and diligence, many agents that are transaction brokers should probably think twice about working both sides of a transaction.  

If you paint over the popcorn and it is actual popcorn and not mud texturing the moister will basically remove the adhesion that the popcorn has to the ceiling and will fall off anyways.

When renting I require a pre-approval questionnaire to be completed prior to scheduling a showing, which has given me an idea of who I am to meet, and weeds out the people who are just board and like to check out showings.

It's my first toe-dip into house-hacking and I just know that in my prior rental experiences, the Hold Fee wasn't a full month's rent amount, it was a % that then got applied towards the remainder of the Security Deposit.Does everyone else request the full Security Fee amount as the Deposit to Hold?

The tenants know prior if they want to sign for the upcoming year... and most will stay since moving is a pain... and 3% is not much of a rent increase.

If there are bigger problems like big holes in the wall where fists might have gone through, ask what happened and explain that it will need to be repaired prior to lease renewal.

I’m worried I won’t find another development partner prior to needing to closing.I know the value of the land, how can I just close on it as is?
