New to BP; Investing in Southwest Virginia
Good Day All,
I am new to Bigger Pockets but not new to Real Estate. For I had my Virginia Real Estate Agent license a few years back. Worked for a mainline broker for 9 months in Northern Virginia, mostly doing open houses but no sales. Had another offer for work and took it; got to travel throughout the United States and Canada performing photometric inspection of airfield lighting equipment at airports.
Now that that work has finished, I am back looking at real estate again, but looking at investing in 50+ acres properties in Southwestern Virginia and West Virginia. In looking around, I noticed that most of these properties have an abundance of timber, so I am looking for advice and guidance on how to value these properties prior to proceeding with a purchase and the harvesting of the timber.
Recently talked to some Forestry Management Consultants, so I have a general understanding on how a timber sale works, but still not sure about how to value the land, or what to do with the land after. Do I hold it for regrowth, divide and make some improvements, sell as-is ...
The end goal is to accumulate enough property holdings (or one large track) that could provide an income though harvesting of timber each year.
So, this is a little about me and what I am looking at doing in REI. I look forward to meeting many of the different people involved in REI on Bigger Pockets.
