Most home warranty policies would cover leaks.As far as what is acceptable, in my market (Milwaukee) nobody bats an eye on cast iron sewer pipes or clay tile sewer lateral.

We haven't done the subscription either due to our market being mostly Airbnb.

I would expect to see property management, admin, marketing, and contract services (more than just lawn care.) 

So STR loophole there are personal use limitations: To avoid having the property classified as a "residence," which limits your ability to claim rental expenses, your personal use of the property must not exceed the greater of:14 days per year, or 10% of the total days the property is rented at fair market value

(And yes I think the current rental market there is crazy expensive.)
