However, I have already found an opportunity I feel I can not pass up, even with as little knowledge and experience I have, and am looking for any and all advice and thoughts on my first move into real estate.A life long best friend of mine has been offered by a family member for $20,000 to own outright a 3.5 acre lot with a run down mobile home on it.

But I think right now is the time to be ‘greedy while others are fearful’ I am still finding deals, it may be harder but it is definitely possible, does anyone else feel the same?

Most of the sites I've found seem to be more targeted towards investors, and not the person bringing the deal opportunity.

I have a high credit score, good income, and money in the bank, but I have been having a difficult time finding a DSCR lender I feel like I can trust.

I am 16 months in and proud of the success I have had but I feel like It might be time to focus on using my money wiser if at all possible.

I just recently sold a duplex property to an investor for $225k, which was bringing in $2800/mo, so you can find them occasionally. 

Maybe selling one of those fully-owned condos and rolling the profits into a multi-family property that brings in even more rental income.A HELOC could give you flexibility since you can draw from it as needed for new investments or improvements to your current properties.
