Ladies and Gentlemen of the Bigger Pockets Community, thank you for taking the time to entertain my elementary question.  

For example a lady we recently met with agreed with us that the ARV of her property was $150k, and the repairs were $20k-$25k, so she wanted $125k for the property...

The lady who does all our title work stopped in to see me today.

ok so, this lady is asking 90, but the house is been on the market for 3 months in a very hot market, but this micro market is not so great bc of the location as being perceived as the ghetto. 

On the other hand, I recently had another tenant move out -- an elderly lady who had a small dog and a son nearby who helped greatly with the rental -- and the house was immaculate.

The seller is an elderly lady who's owned the property for 20 years, so she has 20 years worth of her stuff in the property.

Stockton is a landlord's market and this too should have made us call it right there...Figure 2: My tenant was a "lady" but you get the idea...Loosing a Tenant, Gaining a Dog...Fast forward about 4 months during which everything was "difficult".

Trap.THEN this heifer gone have the NERVE to say when I told her I only buy in Ensley that Ensley is a really bad area...........LADY ARE YOU BLIND?!
