Push thru, do things that make you uncomfortable, be creative, keep going. 

It can be frustrating to read someone post negative things about a company when they are leaving out the entire story.I asked my staff and they said you have been appreciative and I am confident our communication has been excellent as that is one of our core values we focus on and routinely get told we do well. 

The due diligence on a single-family residence is pretty routine anymore.

If they routinely trade at $45K per unit then you’re probably buying a ton of built-in equity.

On one hand, sometimes in RE you have to roll the dice, but you do need to understand the risks and be comfortable with them, and it sounds like you are uncomfortable.

People are uncomfortable with debt and are psychologically more comfortable with no or little debt5.

Look in the past archives on here to see what wise investors have routinely said was their biggest regret .. overwhelmingly it is that they regret not going bigger right from the start and of coarse another was not starting sooner .

We change our own, but if you are uncomfortable doing that, hire handyman and watch him/her do the job.   

Last year, they also complained about the ants problem when spring came, even when the unit next to them was vacant.As in out lease: "Tenant is responsible for keeping the property free of all pests (ants, roaches, fleas, ticks, silverfish, scorpions, etc.) and all routine pest control".

Once I bought one that broke even and went with the equity building routine and most of mine actually beat that bench mark by a nice margin.Josh C. is right, fly over country has this around nearly every corner and that's one thing about why it's so wonderful living out here!!!
