What is a rule of thumb ROI percentage to shoot for with single family rentals?

Too board. Depends on your goals. But I'll take a shot and the dark and based in your question say you are a new investor with limited funds and only care about cash flow. Don't think in terms of ROI, think about balancing cash on cash returns and actual cash flow. Think cash on cash north of 20% and cf at least $200. Fly over states don't have beaches or tall buildings, but they have this all day.
