How to properly do a due diligence on a property you want to purchase and resell?

There have been volumes written on this topic, if you want a good resource the I would recommend using the search bar at the top of the site.  

Also I would recommend listening to the BP podcast that Surge did. They talked about due diligence some. 

As far as a few things to go on, the whole purpose is to look into everything to make sure that what you are buying is really legit.  Some things you are looking at might be:

1. Clear title, land issues, lot, zoning, leans etc...

2. House systems work, roof, plumbing, electric, foundation, insulation etc.

3. Hidden things like, termites, mold etc

4. Business things like, rent verification, all utilities, hide. Costs or fees. 

So much time can go into due diligence. 

There are always surprises in REI. Don't miss the obvious ones because of poor due diligence.
