Kasha I assume you are making a simple mistake that many make when get third party releases.You might have authorization to talk to the bank but do not for the attorney.For that you would need a separate authorization to release.When I did residential short sales years ago I would have one form for third party release and would have all junior lien holders listed along with senior and the attorneys.This way I could send the same document off without having to track down the seller each time for more signatures.A short sale takes awhile to complete.Do you have cash or do you need some financing ??

Just because your a tenant shouldn't remove your obligations from being a responsible citizen.

Personally, I prefer more commercial property ( assisted living senior care facilities/NNN ) oriented reits.

Being fluent in five different languages, I have a sufficient grasp in communicating with different people, and thus, have developed a sincere bond of commitment and service to my fellow citizens.

As a non us citizen I have been able to get financing for 50% of purchase price at 10% interest, 3 points and 15 years amortization.

I'm confident they ended up paying off the senior lien holder or, they lost the property, if they didn't sell it to pay off the senior in full first. 

From my own research and consultations with lawyers, accountants and cross-border specialist the LLC entity is not the recommended choice for a Canadian citizen.  

Hi dear BP'sI am in a minor predicament with an investor deal I came across, 3BR 1BA , built 1947, 1204sf of a house, with tenant which have not paid for 2 years (A Trust sale transaction), located north of the 105 and west of the 110I never went through eviction process before, and probably will need to do it if I choose to go forward with the deal.I believe there is a family resides there at the moment, with a senior citizen as well.Any input about eviction would help me make my decision .Thank you
