In CA, anything over $250,000 requires an $800 fee and $900 tax annually, and the tax goes up in price from there on a sliding scale.

There's no way an investor can scale-up their portfolio if they're required to hold on to a property for at least a year (or two years with certain local banks) before getting favorable LTV terms.  

Moreover though, I like helping folks on subjects I know about and Manufactured Housing has so many complicated areas a peculiararities for the average lay person and I don't like to see the unwary being taken advantage of.In fact I think that's why I became an expert witness, consultant and troubleshooter over 25 years ago.

You need scale.

TK is often SFH, I'd really rather have a MF so that I can invest in things like a coin operated washer dryer and storage units to increase NOI and have economies of scale as I grow my business.

I do have a tendency to over improve--we started replacing countertops with granite and quartz and now I have scaled back to laminate.

As soon as possible, I plan to build a home from another steel container or manufactured home, and possibly expand with additions as time goes on.
