Looking For Rent-to-Own Land (Preferably Raw/Unutilized)

Does anyone know of land (preferably raw/unutilized) in North Central MA, Western MA or Southern New Hampshire that is rent-to-own or for sale that can turn into a rent-to-own agreement and that can be zoned for residential and/or commercial (preferably BOTH) use? I initially plan to use the land to place a steel storage container on for storing equipment and tools used for my business. As soon as possible, I plan to build a home from another steel container or manufactured home, and possibly expand with additions as time goes on. It will only be me who lives here, should I even be able to do this in this area. I am on a budget at the moment. If anyone has any suggestions or information your feedback is well appreciated.
