Do a search under Massachusetts landlord rights and you will find that it is allowed and expected that landlords do routine inspections.

So your trying to buy 100k properties I am buying a 100k car.. and the salesmen is selling me a 100k car. and I assume he is making a commission.. but not the normal care sales routine but very professional and polished.. so that's what I am saying get professional and get poslished know what the heck your doing then send out your mailers and close the heck out of them and make a bunch of money.

For the most part, most homeowners are uneducated of what needs to be done to maintain your home throughout the year.It may sound monotonous, but routine maintenance on the home is CRITICAL.

It appears that I will need to have a single tenant for the entire building,  or at the very least one tenant to lease the 1st and second floors otherwise the compliance issues would be too onerous to be practical... i.e. if separate tenants for each floor, a 3rd floor office tenant would need an elevator installed at a min cost of $80k if it was even possible.A challenge being that he is disabled.

You will have those big expenses routinely when you own a portfolio.
